On Thursday, October 8, Real Estate Select Sector SPDR Fund, an exchange-traded fund that tracks the sector under the ticker XLRE, closed +0.7% as 75.0% of its member stocks posted gains. The advance came from a sector where 39.8% of graded weight sits in companies with A or B quality grades. Real estate services and data led the climb, headed by CoStar Group Inc at +8.0% and CBRE Group Inc Class A at +2.8%, while data center landlord Digital Realty Trust Inc finished -2.4%. The move in CoStar followed renewed investor positioning as buyers reassessed the company's growth story and margin improvements ahead of scheduled third-quarter financial results, supported by commentary identifying the shares as beaten down with rebound potential.

Across the broader market, 6 of the 11 sectors rose during Thursday's session. Within the property group, the cap-weighted Real Estate sector closed +0.5%, while the equal-weighted sector finished +0.9%. The gap between those two marks shows that mid-sized and smaller real estate companies generated stronger momentum than the largest real estate investment trusts. Across the sector as a whole, our sources show no reported driver for the session's broad advance.

Thursday's advance comes after a sustained stretch of weakness for property equities. Over the past 100 sessions, XLRE stands at -6.7%, and its trailing one-month mark stands at -5.9%. Realty Income fell 10% over twelve months, though an analyst projected 40% gains. In residential construction, analyst commentary identified Toll Brothers and PulteGroup as favored stock picks.

For investors tracking the sector through XLRE, the fund's key characteristic is its underlying quality mix. EasyAlpha grades each company against its industry peers, resulting in one letter from A to E. Across the fund, 39.8% of graded weight sits in companies graded A or B. Companies graded A or B have stronger fundamentals, and historically they have carried a lower risk of large drawdowns than companies graded D or E. With the remaining holdings landing in average or lower grades, most of the fund consists of companies that historically carry higher drawdown risk.

How grades work

Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.

  • AExcellent quality
  • BGood quality
  • CAverage quality
  • DBelow average
  • EWeakest quality
How grades work →

A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
