Breadth across the real estate sector was positive on Friday, October 9, with 76.9% of its stocks advancing, but the gains were heavily concentrated in wireless infrastructure rather than traditional properties. Crown Castle finished +15.6% and American Tower Corp ended +9.3%, carrying the Real Estate Select Sector SPDR Fund (XLRE), an exchange-traded fund that tracks the sector, to +1.9% at $41.62. Across the stocks EasyAlpha grades in the fund, only 37.6% of the portfolio sits in companies graded A or B. The catalyst emerged when SpaceX agreed to acquire a nationwide 800 MHz wireless spectrum portfolio to support mobile coverage, which sparked a sharp rally across cellular tower landlords.
Crown Castle recorded the largest gain among sector members, while American Tower Corp also rallied as the spectrum transaction boosted expectations for wireless infrastructure demand. Because these heavyweights dominate the sector index, the cap-weighted sector posted +1.9%, slightly ahead of the equal-weighted sector move of +1.8%.
Traditional property owners saw far more restrained movement. The sector's weakest performer, CoStar Group Inc, finished -0.5%. Elsewhere in the sector, retail giant Realty Income pursued its steady European expansion through a joint venture to buy grocery-anchored retail parks, relying on necessity tenants to support cash flow. That steady approach highlights the divide between specialized infrastructure and standard commercial landlords, where overall office leasing still lags pre-pandemic norms.
That divergence matters because of the fund's quality composition. EasyAlpha grades each company against its industry peers. Companies graded A or B have stronger fundamentals, and historically they have carried a lower risk of large drawdowns than companies graded D or E. With only 37.6% of the fund in those two upper tiers, most of the portfolio consists of average or lower-tier holdings that face higher fundamental risks.
Longer-term performance illustrates those headwinds. The Real Estate Select Sector SPDR Fund stands at -5.3% over the past 100 sessions and is +1.2% over the past twelve months. Even as 9 of the 11 sectors rose on Friday, October 9, Friday's advance reflected a satellite-driven spike in telecom infrastructure rather than an all-around recovery for real estate.

How grades work
Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.
- AExcellent quality
- BGood quality
- CAverage quality
- DBelow average
- EWeakest quality
A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
