On Friday, August 28, the Real Estate sector experienced an internal split. Even though 53.3% of the sector's stocks moved higher, the cap-weighted group fell -0.5%, dragged down by larger constituents such as Iron Mountain Incorporated (-4.3%). The Real Estate Select Sector SPDR Fund (XLRE), an exchange-traded fund that tracks the sector, dropped -0.4% to finish at $44.48. The selling across heavy holdings gathered momentum after central bank policymakers indicated that rate hikes remain possible if inflation does not continue moving lower.

The gap between individual stock performance and the sector headline highlights how much weight sits at the top. While the cap-weighted sector fell -0.5%, the equal-weighted measure slipped just -0.1%. When equal-weighted performance outpaces the cap-weighted index, smaller companies are holding up better than the giants that dominate fund assets. Across the wider market, 5 of the 11 sectors rose on the day.

Bond yields rose as expectations grew for prolonged borrowing costs. The pressure on yield-sensitive assets extended weekly losses across real estate shares. The day's decline pushed XLRE down -1.8% over the past month. Performance was uneven across individual holdings. Iron Mountain Incorporated (-4.3%) fell sharply, while gainers were led by CoStar Group Inc (+2.8%) and CBRE Group Inc Class A (+2.4%).

At 0.08% in annual expenses across $8.6 billion in net assets, XLRE reflects the broader sector's quality profile. EasyAlpha's quality analysis shows that 36.2% of the fund's graded weight belongs to companies graded A or B. Across the stocks we grade, companies graded A or B have stronger fundamentals, and historically they have carried a lower risk of large drawdowns than companies graded D or E. With only 36.2% of the fund in those top two tiers, the majority of the portfolio sits in average or lower quality grades.
