On Friday, October 2, the exchange-traded fund Real Estate Select Sector SPDR Fund (XLRE) closed +0.3%, while the broader Real Estate sector finished +0.4%. Inside the group, 58.6% of stocks advanced, led by top holdings as Iron Mountain Incorporated ended +2.1% and Equinix Inc finished +1.3%. Overall quality across the sector remains selective, with 25.3% of the fund's graded weight sitting in companies graded A or B. Market sentiment improved after government reporting showed slowing payroll growth in September. That weaker labor data supported property trusts by cooling interest rate hike expectations across the market.

Larger property holdings drove the sector's daily performance. The cap-weighted sector move of +0.4% outpaced the equal-weighted return of 0.0%, indicating that larger companies did more of the work than smaller peers. Specialized property owners led the advance, while residential landlord Invitation Homes Inc trailed, closing -1.3%. The broader equity market also showed broad strength during the session, as 11 of the 11 sectors rose.

Commercial deal activity and asset allocation decisions provided additional context across property segments. In retail property, The Summit was sold for $508 million to a new owner. Portfolio managers also adjusted positioning across real estate niches, with some investment firms selling data center real estate to rotate into senior housing amid changing industry conditions.

Friday's modest uptick follows a difficult stretch for property trusts. Over the past month, XLRE has moved -6.7%, and the fund has recorded -8.5% over the past 100 sessions. Longer measurement windows show a similar pattern, with returns of -2.3% over the past six months and -2.6% over the past twelve months, reflecting sustained pressure on the group.

How grades work

Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.

  • AExcellent quality
  • BGood quality
  • CAverage quality
  • DBelow average
  • EWeakest quality
How grades work →

A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
