On Wednesday, October 21, the Real Estate sector showed narrow breadth as only 39.3% of its stocks advanced. Just 35.3% of the exchange-traded fund Real Estate Select Sector SPDR Fund (XLRE) sits in companies graded A or B, and the day's weakness was driven by the group's larger constituents. The cap-weighted sector moved -0.8% compared to -0.6% for an equal-weighted basket, pulling XLRE to $42.05, a session move of -0.8%. The decline occurred even as 7 of the 11 sectors rose, with real estate lagging as building permits hit multi-year lows and mortgage applications fell 5.3%.

Cell tower real estate led the retreat. SBA Communications Corp was the sector's weakest name, closing -4.2%. Heavy borrowers in the sector faced heightened sensitivity to interest rates, compounded by worries over higher refinancing costs as maturing debt rolls over at elevated rates. Although softer construction data initially pushed bond yields lower during the morning, debt markets quickly stabilized, and the 10-year Treasury yield closed unchanged at 5.12%. The persistence of high borrowing costs continues to penalize real estate investment trusts that rely on debt capital to finance physical properties.

Pockets of strength offered only limited relief. UDR Inc led gainers at +1.8%, while Iron Mountain Incorporated posted +1.5%. Because the advances were concentrated in smaller sub-industries, they failed to offset the heavier weight of declining cell tower and commercial properties.

The session extended a subdued period for the sector. Over the past month, XLRE is -1.0%, and its move over the past 100 sessions stands at -2.8%. Over longer windows, the fund is -4.3% across six months and -0.7% over the past twelve months. EasyAlpha grades each company against its industry peers. Companies graded A or B have stronger fundamentals, and historically they have carried a lower risk of large drawdowns than companies graded D or E. With only 35.3% of the fund in those top two tiers, the majority of the sector sits in lower tiers where drawdowns have historically been larger.

A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
