Companies graded A or B make up 37.8% of the exchange-traded fund Real Estate Select Sector SPDR Fund (XLRE), reflecting a sector where top-tier quality remains concentrated in a minority of holdings. On Thursday, September 17, internal breadth was divided, with 48.3% of sector stocks advancing. The cap-weighted sector closed +0.4%, edging past the equal-weighted return of +0.3% as gains in Alexandria Real Estate Equities Inc (+5.3%) and Public Storage (+2.1%) offset a decline in CoStar Group Inc (-3.5%). That modest advance occurred as declining Treasury yields and falling crude prices eased borrowing-cost worries across equities, where 10 of the 11 sectors rose.

In capital markets, Blackstone moved to explore secondary sales for its $11 billion property fund to allow investors to liquidate holdings following interest rate hikes. In residential real estate, Essex Property Trust presented an improving outlook for West Coast apartment demand, citing tight supply in Northern California and stabilization in Seattle alongside lingering softness in Southern California. In the office segment, SL Green Realty reported signing nearly 1.8 million square feet of Manhattan office leases through mid-September at rents averaging 15.8% above previous rates.

While XLRE provides low-cost access to the group with an expense ratio of 0.08% across $8.3 billion in net assets, the vehicle reflects the sector's subdued underlying quality mix. The fund closed +0.3% at $42.94 on Thursday. That quiet daily move leaves the fund -3.8% over the past month and -1.3% over the past hundred sessions. Over longer windows, the fund stands at +2.4% over six months and +2.2% over the past twelve months.

How grades work

Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.

  • AExcellent quality
  • BGood quality
  • CAverage quality
  • DBelow average
  • EWeakest quality
How grades work →

A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
