On Wednesday, September 9, the Real Estate Select Sector SPDR Fund, an exchange-traded fund that tracks the sector under the ticker XLRE, closed -1.1% as selling spread across nearly the entire group. Just 3.3% of the sector's stocks finished in positive territory, while 34.8% of the fund's holdings carry an A or B quality grade. Even the group's strongest names struggled for upside, with Equinix Inc (+0.2%) and American Tower Corp (-0.1%) recording the best results, while Simon Property Group Inc (-3.4%) lagged the group. The pullback came as crude oil prices rose above $100 a barrel amid Middle East tensions. At the same time, the 10-year Treasury yield reached 4.85%. Investors were also cautious ahead of upcoming wholesale and consumer inflation reports.
The weakness was part of a difficult day across the broader market, where 1 of the 11 sectors rose. The cap-weighted Real Estate sector closed -1.1%, matching an equal-weighted return of -1.1%. That alignment indicates that losses were evenly distributed across large and small property operators alike, rather than concentrated in a few heavily weighted components.
Corporate activity within the sector highlighted ongoing operational moves. American Healthcare REIT completed a $696 million acquisition of eight senior housing properties. Camden Property Trust issued a third-quarter operating update and announced participation in upcoming industry conferences. In leadership news, Blackstone announced that its global head of real estate will depart.
Wednesday's decline continues a muted stretch for the sector. XLRE closed at $43.42, leaving the fund -2.2% over the past month and -2.4% across the charting window. Over longer horizons, performance remains positive, with the fund +2.4% across the past six months and +3.7% over the past twelve months.

How grades work
Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.
- AExcellent quality
- BGood quality
- CAverage quality
- DBelow average
- EWeakest quality
A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
