On Friday, October 30, the Real Estate sector logged an evenly split session where 50.0% of its S&P 500 members advanced. The Real Estate Select Sector SPDR Fund, an exchange-traded fund that tracks the sector under the ticker XLRE, closed +0.3% at $43.17. That narrow gain rested on a thin quality foundation, with EasyAlpha grading only 31.2% of the fund's holdings at A or B. Internally, CoStar Group Inc paced the advance, finishing +7.2%, while Equinix Inc settled -2.2% and held back the wider fund. The divergent session reflected shifting corporate news: commercial property forecasts and quarterly earnings propelled the leaders, while our sources show no reported driver for the retreat in Equinix Inc.
Property Forecasts and Corporate Results
Commercial property research provided the strongest support, as CoStar projected that industrial warehouse vacancy will hold steady through 2027 as tenant demand recovers. The company also upgraded its forecasts for office vacancy and rent growth through 2027 and noted that value-weighted commercial property prices climbed 1.4% in September. Earnings helped propel Weyerhaeuser Company, which finished +3.0% after its quarterly adjusted profit and net sales topped expectations.
By contrast, our sources show no reported driver for Friday's session decline in data center trust Equinix Inc. The pullback occurred even after the company had raised full-year guidance following record bookings earlier in the week.
Sector Quality Profile
Across the portfolio, only 31.2% of graded holdings sits in companies graded A or B. Companies graded A or B have stronger fundamentals, and historically they have carried a lower risk of large drawdowns than companies graded D or E.
The day's quiet advance placed real estate among the positive groups in the broader market, as 5 of the 11 sectors rose on Friday. An equal-weighted sector move of +0.3% matched the fund and slightly outpaced the cap-weighted sector reading of +0.2%, showing that mid-sized and smaller real estate investment trusts held up alongside the sector's mega-caps. While XLRE has logged +6.1% over the past month, the fund sits at -4.0% over the past 100 sessions and -2.1% over six months.

How grades work
Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.
- AExcellent quality
- BGood quality
- CAverage quality
- DBelow average
- EWeakest quality
A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
