EasyAlpha grades the stocks in the sector, and just 28.1% of the fund's graded weight sits in companies graded A or B. Even so, breadth was widespread on Thursday, October 15, with 96.4% of the sector's constituents advancing. The exchange-traded fund Real Estate Select Sector SPDR Fund (XLRE) closed +1.2%, while the market-cap-weighted sector ended +1.0% and the equal-weighted sector finished +1.5%, indicating that mid-sized and smaller holdings did more of the heavy lifting than the mega-caps. Real estate services and data providers set the pace, with CoStar Group Inc settling +6.3% and CBRE Group Inc Class A finishing +5.1%, while industrial property landlord Prologis Inc lagged the group, closing -2.7%. The move across the sector came as Treasury yields fell sharply amid safe-haven demand and diminished expectations for an October Federal Reserve interest rate hike. That drop in yields coincided with a rotation away from volatile technology shares.

Company-level news and real estate industry developments provided context for individual names. CoStar Group drew support as investors positioned ahead of its scheduled late-October earnings report. For Prologis Inc, our sources show no reported company-specific driver for the session's decline. In the apartment market, apartment sales reached $208.1 billion as the Vivmark merger lifted volume. Elsewhere in the sector, Toll Brothers announced a new luxury home development in Tennessee. Multifamily landlord UDR appointed a new chief investment officer.

Within the broader market, real estate was in the majority on Thursday, as 7 of the 11 sectors rose. However, the session's bounce comes against a difficult multi-month backdrop for the sector. Closing at $41.99, the fund stands at -1.9% over the past month and -6.1% over the past 100 sessions. Over the past twelve months, the fund has moved +0.2%.

The portfolio's quality composition underscores where the sector's challenges lie. EasyAlpha grades each company against its industry peers. Historically, companies graded A or B have stronger fundamentals and carry a lower risk of large drawdowns than companies graded D or E. With less than a third of the portfolio qualifying for those top two tiers, the majority of the fund's weight remains tied to companies with average or below-average grades relative to their peers.

How grades work

Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.

  • AExcellent quality
  • BGood quality
  • CAverage quality
  • DBelow average
  • EWeakest quality

A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
