Only 18.2% of the graded weight in the Real Estate sector sits in companies graded A or B, reflecting a group where top-tier quality is scarce. On Thursday, October 1, breadth tilted toward decliners, with 44.8% of sector members advancing as the cap-weighted sector ended -0.5%. The Real Estate Select Sector SPDR Fund (XLRE), an exchange-traded fund tracking the group, finished -0.5% at $40.69, dragged down by Healthpeak Properties Inc at -2.6% while CBRE Group Inc Class A paced gainers at +1.6%. The pullback followed a bond selloff where the 10-year Treasury yield climbed to 5.34%, lifting borrowing costs and eroding the relative yield appeal of property equities.

Borrowing pressures continued to build across real estate markets as average 30-year fixed mortgage rates rose to 7.28%. Higher debt service has strained parts of the commercial sector, where commercial mortgage-backed securities delinquency data showed widening stress across hotel properties. While property operators completed selective transactions, including a $107.7 million purchase of senior housing communities and the planned sale of a resort in Scottsdale, rising debt yields kept broader valuations constrained.

Performance inside the fund showed divergence across property sub-industries. While Healthpeak Properties Inc dropped -2.6%, storage and real estate services found modest support, with Extra Space Storage Inc at +1.2% and CBRE Group Inc Class A at +1.6%. On an equal-weighted basis, the sector moved -0.4%, outperforming the cap-weighted move of -0.5% and showing that the largest names carried more of the day's decline. Across the broader market, 5 of the 11 sectors rose.

The move extends a difficult stretch for the sector. Over the past 100 sessions, XLRE has recorded -8.7% as higher financing costs across the economy continue to pressure asset values and balance sheets. While the fund provides low-cost access to the group with an expense ratio of 0.08%, its trajectory remains closely tied to shifting interest-rate conditions.

How grades work

Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.

  • AExcellent quality
  • BGood quality
  • CAverage quality
  • DBelow average
  • EWeakest quality
How grades work →

A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
