Only 35.5% of the graded weight in the Real Estate sector sits in companies graded A or B. On Tuesday, October 27, the group failed to follow the broader market: while 7 of the 11 sectors rose, the sector closed -0.8%, with only 39.3% of its member stocks advancing. The Real Estate Select Sector SPDR Fund, an exchange-traded fund that tracks the sector under the ticker XLRE, closed -0.8%. Performance inside the group split sharply between property types: life-science and office landlord Alexandria Real Estate Equities Inc finished -5.9%, offsetting gains in data center operators Equinix Inc and Digital Realty Trust Inc, which ended at +3.3% and +2.6%. The pressure on Alexandria followed an earnings release showing a wider-than-expected third-quarter loss of $3.74 per share driven by real-estate impairment charges.

In its quarterly filing, the company reported adjusted funds from operations of $1.54 per share alongside the property write-downs. Lower recurring property income and the headline net loss weighed on the results, leaving the shares under pressure.

Data center operators moved in the opposite direction, providing the sector's main source of resilience. Equinix advanced as investors positioned ahead of its quarterly earnings report. Digital Realty rose alongside it, supported by sustained tenant demand for cloud computing and artificial intelligence workloads. Unlike traditional landlords facing write-downs, data center operators have continued to benefit from digital infrastructure expansion. That demand divergence has created an internal split within the sector, separating digital infrastructure assets from traditional physical space.

That divergence left the sector lower across both weighting structures. Weighting every member equally, the sector recorded -0.7%, indicating that the largest companies exerted slightly more downward pressure than the broader group. Over the past month, XLRE stands at +2.7%, but the session demonstrated how vulnerabilities in commercial office space can cap sector progress even when specialized segments rally.

How grades work

Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.

  • AExcellent quality
  • BGood quality
  • CAverage quality
  • DBelow average
  • EWeakest quality
How grades work →

A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
