EasyAlpha's analysis of the Real Estate sector shows a fragile foundation, with only 29.8% of the exchange-traded fund Real Estate Select Sector SPDR Fund (XLRE) held in companies graded A or B for quality against their industry peers. On Monday, September 28, breadth across the sector was weak, with only 27.6% of member companies finishing in positive territory. The cap-weighted sector closed -0.4%, while an equal-weighted measure of the same names finished -0.7%. The move unfolded as the 10-year Treasury yield surged past 5.27%. Higher interest rates created refinancing and valuation pressure across property trusts.
Single-stock performance reflected the broad drag on the group. CoStar Group Inc was the sector's steepest decliner, finishing -3.8% on the day. Gainers were scarce and modest: Host Hotels & Resorts Inc finished +1.1%, while Welltower Inc settled +0.7%. Because larger constituents held up slightly better than smaller holdings, cap-weighted performance fared better than equal-weighted results. Still, real estate struggled against the wider equity market on a day when only 3 of the 11 sectors rose.
Higher borrowing costs continue to shape lending and development across property types. Large lenders showed selective appetite for premier developments, highlighted by discussions for a 3.8 billion dollar construction loan for an Upper West Side residential tower in Manhattan. Elevated interest rates have otherwise kept broader financing activity subdued across commercial real estate.
For XLRE, the latest decline added to an extended period of pressure driven by shifting rate expectations. The fund closed at $41.35, moving -0.5% for the session. Over longer windows, the fund stands at -7.4% over the past month and -7.6% over the past 100 sessions, reflecting how persistent borrowing costs have weighed across the sector.

How grades work
Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.
- AExcellent quality
- BGood quality
- CAverage quality
- DBelow average
- EWeakest quality
A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
