On Wednesday, October 14, the real estate sector faced widespread selling as only 28.0% of its member stocks finished higher. The sector's primary exchange-traded fund, the Real Estate Select Sector SPDR Fund (XLRE), ended the session -0.8%. Across the stocks EasyAlpha grades in the fund, 29.2% of graded holdings carry an A or B grade. Pressure on Iron Mountain Incorporated, which finished -3.3%, easily overtook modest advances in Welltower Inc at +0.9% and Ventas Inc at +0.6%. The broader retreat followed economic data showing consumer prices climbed 0.6% in September. The inflation report pushed borrowing costs higher, sending the 10-year Treasury yield above 5.32%.
Surging bond yields represent a direct challenge to real estate investment trusts. Markets reacted swiftly to the inflation figures as traders raised their expectations for an additional Federal Reserve interest rate increase. In single-stock actions, Barclays maintained its rating on Essex Property Trust while lowering its price target to $285.
Across the broader equity market, caution prevailed as 3 of the 11 sectors rose. The cap-weighted real estate sector ended -0.6%, closely tracking its equal-weighted counterpart at -0.5%. The slight spread between the two indicates that the sector's largest constituents provided little shelter from the repricing in debt markets. Broader property-related weakness extended into housing as well, where the Philadelphia Housing Index fell 2.2%.
At Wednesday's close, XLRE settled at $41.50. The single-session pullback extends a sluggish stretch for the sector: the fund has moved -3.6% over the past month, -6.9% over the past 100 sessions, and -5.3% over the past six months. Over the past twelve months, XLRE stands at +0.5%.

How grades work
Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.
- AExcellent quality
- BGood quality
- CAverage quality
- DBelow average
- EWeakest quality
A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
