On Thursday, September 24, narrow breadth defined the Real Estate sector as only 25.0% of its member companies advanced. While 40.4% of the sector's graded weight sits in companies with A or B quality grades, larger constituents buffered the group, keeping the cap-weighted sector at -0.4% compared to -0.9% on an equal-weighted basis. The Real Estate Select Sector SPDR Fund, an exchange-traded fund trading under ticker XLRE, closed -0.4% as surging long-term bond yields created fresh valuation headwinds across commercial real estate.

Borrowing costs climbed across the fixed-income market as the 30-year Treasury yield reached multi-decade highs amid resilient economic data and elevated energy prices. Pressure on property shares intensified after central bank officials signaled that another interest rate increase this year remained a reasonable path. On a session where 3 of the 11 sectors rose, broader rate sensitivity kept property shares on the defensive.

Company-level moves reflected those crosscurrents. Timberland owner Weyerhaeuser Company was the session's weakest constituent, closing -4.8% as lumber futures dropped toward nine-month lows on concerns that higher mortgage rates could curb residential construction. The company issued a routine third-quarter earnings announcement confirming its late October reporting date. In residential developments, homebuilder Toll Brothers opened a new amenity facility in Venice, Florida. Across the broader group, selective gainers included healthcare operator Welltower Inc, which closed +1.6%, and retail landlord Federal Realty Investment Trust, which finished +0.9%.

For investors using XLRE as their vehicle for the sector, the fund closed at $41.66. The vehicle concentrates $8.3 billion across the sector at an expense ratio of 0.08%, offering low-cost access to the group. The session extended a challenging period for the asset class, with XLRE sitting at -8.2% over the past month and -5.5% over the last 100 sessions. Over longer horizons, performance has held relatively steady, posting +3.4% over six months and +0.2% over the past twelve months.

How grades work

Every day we grade each company against the other companies in its sector, looking at its finances, how its stock trades, and what the market is signaling. The result is one simple letter.

  • AExcellent quality
  • BGood quality
  • CAverage quality
  • DBelow average
  • EWeakest quality
How grades work →

A grade measures quality against the other companies in a sector, from historical data. It is not a prediction, not a price target, and not advice. A company can be graded A and still fall.
